Yes, it can be used again.
However the tenant will now have a Part 4 tenancy as a result of continuous occupation for 6 months (with the first letting) and no valid notice of termination has been served. This entitles the tenant to remain for a further 3.5 years.
Section 34 sets out 6 grounds as to how to terminate a Part 4 tenancy.
